TERMS OF OCCUPANCY

We are the Owner. You are the Tenant.

A Tenant is one who rents the property for a period of less than one calendar month. Separate Terms and Conditions will apply to periods greater than one month.

WHAT WE DO:

Equipment:

The Owner provides the apartment with the equipment detailed in the Equipment page of this website www.antibescotedazur.com.

The Owner agrees to maintain, or pay the cost of maintaining or replacing the equipment if maintenance is not practical within the tenancy.

The Owner will insure the Equipment. The Owner does not insure any chattels brought into the Property by the Tenant. The Tenant is recommended to insure their own property.

Utility Services:

The Owner pays both standing charges and consumption charges for Tenants. The Owner pays the water supply charge.

For the avoidance of doubt the Owner pays all local taxes related to ownership and occupation of the Property.

Cleaning:

The Owner will arrange cleaning prior to commencment of occupation by a Tenant and cleaning when a Tenant leaves. Tenants are reponsible for cleaning during their occupancy unless other arrangmeents are made with the Owner prior to commencement of the tenancy and are recorded in a letter or email from the email address reservations@antibescotedazur.com.

Linen and Towels:

The Owner will provide bed linen and towels. These will be replaced weekly when a tenancy exceeds one week.

Consumables:

The Tenant is responsible for supplying all consumables such as cleaning materials and food used during their occupation notwithstanding any consumables which may have be found in the apartment on arrival.


WHAT THE TENANT DOES:

Payment:

Rents are quoted in Euros. We can accept Sterling and the exchange rate will be agreed at the payment date. Payment must be made by electronic bank transfer to our nominated bank account. 50% is due on booking. The balance is payable two weeks prior to arrival. We will confirm receipt of funds by email.

Security Deposit:

The Tenant is required to pay a Euro 250 security deposit in cash to our agent in exchange for the keys to the property. The deposit will be returned after deduction of any repair costs when the keys are returned.
